With more than thirty years of construction management experience, Jim Spangenberg has built a career dedicated to helping non-profit organizations—such as the YMCA—bring complex projects to life. More than twenty years ago, Jim had the opportunity to help deliver his first YMCA project. That experience marked a defining moment in his career, solidifying his commitment to supporting the YMCA’s mission and future.
Driven by a desire to help mission-based organizations make the most of their resources, Jim recognized how effective project leadership could allow non-profits to focus more fully on the people and communities they serve. By maximizing his expertise as a project manager, he enables organizations like the YMCA to maximize their time, funding, and impact.

Notwithstanding his efforts with OneRep, these days Dave still serves the Y movement as an interim-CEO and , as a YUSA CEO Coach. Dave is OneRep’s Business Development Representative (“BDR”) and is passionate about the opportunity that OneRep can offer the Y.

“From an early age, I learned from my grandfather—a lifelong project engineer—that everyone involved in construction has the rare privilege of building a legacy together, quite literally. I vividly remember the pride he took in recounting the relationships he built and the experiences that culminated in the completion of numerous notable projects. That body of work was his legacy.
Many years later, during my first meeting with the YMCA, I immediately recognized a unique opportunity to build a similar, generational legacy of my own—one worth someday sharing with my grandchildren. By applying my strengths as a project executive, I saw how I could meaningfully support the facility needs of an organization as impactful as the YMCA.
At that initial meeting, however, I encountered a Board comprised of genuinely good people with admirable intentions, yet they were struggling under misguided leadership provided by the design professional. That leadership imposed its own vision and urban experience on a modest, rural-market YMCA, resulting in an inadequate design burdened by an unfundable premium—an issue that only became apparent on bid day.
Soon thereafter, I was granted the opportunity to work directly with the CEO in what became a quasi-partnership—now commonly referred to as Lean Construction. Together, we established a clear and concise Program Statement, which clearly defined the project’s objectives, budget, and timeline. This document became the guiding directive for the project and allowed me to efficiently advance development with a trusted team of professionals, contractors, and vendors aligned under the terms of this document.
This partnership ultimately resulted in the successful completion of a new YMCA facility featuring aquatics, child care, and multi-unit leasable space sized appropriately for projected membership—all delivered within budget, on schedule, and with only one change order, prompted by a late donation for solid plastic lockers.
What began as a single partnership went on to shape more than thirty YMCA projects that followed, each executed using the same disciplined, program-driven approach, and each successful from the perspective of all stakeholders.
Today, after more than twenty years of experience working alongside the YMCA, I bring a well-balanced depth of construction expertise and a strong appreciation for the demands placed on YMCA leadership. This experience led me to establish OneRep, guided by a simple principle: we manage the build so leadership can focus on the mission—delivering tangible value to the organization and the communities it serves.”
